You will be able to search virtually all MLS listings in Minnesota and Western Wisconsin on this web site. The data is updated daily! Caution - Not All Listings May Be Active! Even though the data on this web site is updated daily, it is possible and probable that a listing you find may already be sold (sale pending) and no longer available for showing. That's why it's important to contact us right away if you are interested in a particular listing so that we can confirm its availability and set up a showing. Why will you find listings that are already sold (sale pending)? There are a couple of explanations. First and foremost, there is always a lag in data entry. The seller may have accepted an offer the night before or over the weekend and the listing agent may not have turned in the relevant paperwork to the front office for input or the person responsible for data input may be busy and not gotten around to entering the change in status. Another common explanation is that a listing is typically not changed from active to pending status until all relevant contingencies, other than financing, have been removed and the property is no longer available for showing. The Buyer's offer to purchase may be subject to an inspection contingency and the Seller may still have the right to continue to offer the property for sale until this contingency is removed; the Buyer's offer to purchase may be subject a "Contingency Addendum" for sale of Buyer's current home; or in the case of a property in a common interest community (CIC), the purchase may be subject to the Buyer's review of association documents with a 10-day right of cancellation ("Condominium/Townhouse/Cooperative Addendum"). The Seller and Seller's Agent do not want to lose valuable marketing time and exposure to other potential Buyers until they are 99% certain the deal is firm! This lag can be frustrating for all of us. Unfortunately, we live in the "real world," not "real time." My advice: Check for new listings daily and be prepared to act quickly!
